 Area and History

Pebble Springs is a private 55+ Adult Community located in the foothills of the Blue Ridge mountains. Our area is one of the most desirable in the country. With our strategic location near Greenville, SC, Charlotte N.C., Atlanta Ga., Knoxville Tenn., and Myrtle Beach S.C., this is a prime area for industry. The Greenville area is cited as one of the best places to live and visit in the U.S.  It has been ranked the #4 best Place to Live by U.S. News and World Report.  Our industry is diverse, which provides for a more stable economy, which in turn provides better jobs, and less unemployment. We are in proximity of  nearby amenities for shopping, medical,  the Pebble Creek Country Club golf course,  Paris Mountain state park, and a short ride to Lake Robinson.  Small-town suburbs of Greenville offer local entertainment, farmers’ market, music events, theater, and numerous seasonal activities.

Pebble Springs 55+ Home Community:  Pebble Springs is a land-lease, 55+ retirement community, in Taylors, SC, where residents own their homes but lease the property lot.  Established in 2000, the 17 acre development consists of 90 home sites situated approximately 20 – 30 minutes north of Greenville.

Community Features & Infrastructure

The neighborhood is designed for low-maintenance living with a quiet, small-town atmosphere.

  1. Infrastructure:  Features paved and lighted streets, underground utilities including city water, sewer, and cable TV/Internet.
  2.  Services: Monthly lot fee is $526 and covers grass mowing and trash pickup.  Residents are responsible for payment of electricity, water/sewer, and internet services.
  3. Parking: Each home has parking space for two vehicles.
  4. Pets:  Two pets are allowed per home.
  5. Lifestyle & Social Engagement:   Residents take pride in designing and maintaining their surroundings and organize monthly social gatherings and activities. Common resident pastimes include walking through the neighborhood and interacting with neighbors.

Becoming A Resident

Once you have chosen your home and location and determined method of home purchase, (cash or mortgage loan), the application process for a new resident includes reading and completing community applications below.

  • Resident Application:   A primary form where you provide your personal details, employment history and other details.
  • Rules and Regulations:  Read carefully before signing it; it outlines the community’s expectations regarding the upkeep and appearance of homes, landscape, and guidelines for storage units, car port, home additions, and more.
  • Lease Agreement: This is the legally binding contract between you and the property owner (rent amount, duration, and deposit).
  • Criminal Background Check: Residents are required to obtain a criminal background check for each occupant.

Table Rock

33.2 miles from Pebble Springs

Table Rock State Park received its name from the Cherokee legend in which the flat topped mountain served as a table from which the Great Spirit ate his meals. This 3,083-acre park is at the edge of the Blue Ridge Mountain in northern Pickens County, South Carolina. The park includes Pinnacle Mountain, the tallest mountain totally within the state of South Carolina. There are hiking trails looping around creeks and small cascades and waterfalls. Features include a lodge, park lakes for swimming and hiking trails. There is a nature center offering educational programs, picnic shelters and a playground.
